When I start working with clients I get an idea of the area they want to buy in as well as what price point they are comfortable with. I use this information to flag new properties as soon as they hit the market.

 

Winning Multiple Offer Situations

Offer dates are used to get multiple offers, creating competition amongst multiple interested buyers. In order to win these types of situations I use several different tactics such as bully offers, and going in with non-conditional terms. These tactics partnered with a direct line of communication with the seller’s agent have helped me get the upper hand for my clients in multiple offer situations.

 

The power of Assignments

Assignments can be a great way of getting into a newly built condo at a discount on the market price. An assignment is when the original buyer of a property (the “assignor”) allows another buyer (the “assignee”) to take over the buyer's rights and obligations of the Agreement of Purchase and Sale. Effectively you are purchasing a pre-construction condo on the verge of being ready to move into, at a discount.
